  3.     At closing, SELLER shall provide a report from a licensed 
  4. entomologist certifying the absence of termites and other wood 
  5. destroying organisms. Should the report show the active presence 
  6. of any wood destroying organisms, and the BUYER shall have the 
  7. following options:
  8.  
  9. a) if the damage and cost of treatment is less than 10% of the 
  10. purchase price, the BUYER may withhold this sum and close, and 
  11. the same shall be a credit on the sums due at closing;
  12.  
  13. b) if the damage exceeds 10% the BUYER may agree to an extension 
  14. of closing for 90 days to allow SELLER to repair the same at its 
  15. expense, or, the BUYER may refuse to close, and shall have the 
  16. sums paid for the option fully refunded by SELLER.
  17.  
  18.     During the period between excercise of the option by the
  19. buyer and the closing the premises shall be adequately insured
  20. for fire and other perils.
